Building Warrant Application  costs are  based on a sliding scale depending on the construction costs of extension: see ready reconer below ( eg 35msq  extension) ---

Statutory costs payable to respective Local Authority

on submission of application and Architect's drawings.

Architect's fee. payable on completion of drawings, inclusive of:

Planning Drawings and Application---------------------------------------------------------------

Building Warrant Drawings, minor structural calculations, Heat loss calculations,  and Application Form ( all inclusive 30 to 60 msq of additional space) - ------------------------

Structural Engineer SER certificate / Calculations ( where required by Local authority)

Civil Engineer: soil reports etc. (as may be required by Local Authority)------------------

For purpose of estimating Building Warrant Application costs Local authorities will accepts Construction costs of around £1,400 per square metre of extension. Costs are based on main contract costs  published by the Royal Institute of Chartered Surveyors (R.I.C.S.) Such costs do not take into account any discounts which the builder might offer. We have therefore given our estimate of bulding costs based on our experience and past projects ( as dated at  12-10-2011)
